We will sit down and discuss your must-haves, goals, and budget for your dream home. If you have ideas or pictures of house style, interior finishes, exterior elevations, or floor plans we will go over them in this meeting. Ryan James can often make suggestions to optimize your lot and floor plan to get you as close as possible to your dream home while staying within your budget.
Based on the conversations from the initial consultation, we will work on finding the perfect site to build your dream home on. If you already have a lot in mind, or maybe have already purchased a lot we will evaluate the lot, and discuss infrastructure costs. Not every lot is a good candidate to build on, our local experience evaluating and purchasing lots will help you mitigate costly mistakes when selecting a lot. Factors such as storm water mitigation and storage, access to utilities, and topography can have a significant effect on the final cost of your build. We will use our experience and knowledge of the local real estate landscape and building code to avoid unnecessary lot development costs. In doing so more of your budget can go into designing that perfect kitchen or dream bathroom!
We have a team of architects and engineers that are experts in the local market. They know the ins and outs of the permit process, are familiar with the local building codes and requirements, and will get your project approved as quickly as possible. If you have already selected an architect that you are comfortable with, we would be more than happy to work with them as well.
Whether you bring your own architect or use one of our local experts, we will work closely with them and the engineering team to help you design your perfect home. We can incorporate efficient design to maximize energy savings and lower the environmental impact. Your vision will dictate the design/build process and provide a unique opportunity to create a dream home to fit your needs and reflect your personal style.
A necessary part of most family’s homebuilding process will be the need to secure construction financing for their build. We will discuss financing and budget in our initial meeting, but now is the time to apply for financing and go through the underwriting process. We have several banks that we have worked with to provide this service for our clients. We will walk you through the process and let you know what to expect when working with a banks construction loan department. Once the homes final design is complete we will have the project appraised and you will be able to secure funding for the build.
Once the design of your new home is finalized we will submit all the necessary paperwork to the building department for permit approval. Depending on the municipality and the complexity of the project this process will take 1-3 months. Our local experience and expertise will keep this timeline to a minimum. Typically the building department will send back several “review” letters and require changes to the plans. We will work closely with the building department and our design team to get these changes done as quickly as possible so we can begin construction.
This is probably the most exciting thing for our clients and Ryan James Homes as well. Once we get our permits approved we will quickly get the site staked for excavation and bring in the heavy equipment. If there are existing structures to demo, or tree work to be completed it will be done prior to excavation. We will excavate for the new home, and if required excavate for the stormwater storage. The footings and foundation will follow excavation. Once the concrete for the foundation has cured and the site is backfilled we will begin the above ground construction phase.
Once the concrete foundation is in and the underground work is complete we will begin the above ground construction. The rough framing will be completed, and the house will begin to take shape. You will be able to walk through the home and begin to get a sense of how the home you designed will come together. The windows, doors, and roof will be installed, and the house will be “dried-in”. Rough trades plumbing, electric, and HVAC will be completed, then on to drywall. The completion of the drywall is an exciting moment, as you now can really tell how all the rooms will come together. Exterior finishes will also be installed. Flooring, tile, millwork, cabinetry, and paint will follow, and before long you will be hosing your first dinner party in your new home.
