The initial consultation will include broad topics including house style, interior finishes, location, budget, and time frame. Depending on where you are in the process, we can develop a plan including architect and engineer, lender, and lot selection.

Total process from initial consultation to move in is approximately 8-12 months. Designing, permitting, and financing will take approximately 2-4 months. Once we break ground the build process is about 6-7 months depending on weather.

Price will vary depending on what your dream home looks like and the location you choose. We will work closely with our design team, and leverage our relationships with sub-contractors and vendors to build a house within your desired budget.

Even with the most meticulously though out design process it is our experience the client will make changes during construction. Whether it is the locations of walls, the amount of windows, or even the number of light fixtures, changes do happen. Whether we agree on a fixed price contract or cost-plus, we will work with you and our vendors to keep the cost of changes to a minimum.

We have relationships with several local banks that can provide construction financing for your new home. These institutions offer a streamlined pre-approval process so you can discuss directly with the bank. We will be happy to put you in contact with one of our preferred bankers.

We primarily build in the western suburbs of Chicago, in both Cook and Dupage Counties.

Yes, our homes are built with you in mind. Whether you bring your own plans to the table, or decide to work with one of our architectural design partners we will use all our resources to execute your vision.

Yes. We are able to build on any lot that you have already purchased. If you have a lot in mind and have not purchased, call us, and we will evaluate the property and give you an assessment of the suitability of the lot.

Yes, in addition to the pre-close inspection with us, Ryan James Homes offers a 1-2-10 transferrable builder’s warranty to give you extra piece of mind.
